Boarding Up Services in Barnet

Boarding Up Barnet offers five boarding up services across Barnet: windows, doors, shopfronts and commercial premises, roofs and skylights, and empty properties. Most people don’t need to know which one to ask for. Tell us what’s damaged or exposed, and we’ll work out the right approach on the phone. This page shows how each service differs so you can see what to expect.

A person answers the phone 24 hours a day. If something has just happened and the property is open tonight, go to our 24-hour emergency boarding up page. It covers what to do first and what to tell us.

Which boarding up service do I need?

Start with the opening that’s damaged or needs securing:

Plenty of jobs involve more than one of these. After a break-in, for example, there may be a smashed window and a forced back door. We quote for everything that needs doing in one call, so you don’t have to sort it into categories first.

Window boarding

Window boarding covers broken panes that leave a home or business exposed to the weather and to anyone passing. We clear loose glass where it’s safe to do so and fit a board cut to the opening, usually exterior-grade plywood, typically 18mm. Smaller openings can sometimes be covered with OSB. Where the frame is sound, we use non-destructive fixing so the frame suffers as little damage as possible before the glazier arrives.

Upper-floor windows change the job. On a two- or three-storey house, or a maisonette above street level, the height and the access affect how we work and what the quote covers.

Door boarding and securing damaged doors

A forced door often causes more damage than the door itself shows. The frame may be split, the lock may be hanging off, or the hinges may have pulled away. Before boarding over a doorway, we look at whether the door or frame needs securing first so the board has something solid to fix to.

If the frame is too badly damaged to take fixings properly, we explain the options on the phone and again when we’re there before doing any work. You’ll know what’s possible and what each option involves.

Shopfront and commercial boarding

Shops, offices, restaurants and warehouses tend to have larger openings than homes, often with full-height glazing, glass doors or several panes side by side. Think of a typical frontage on Chipping Barnet’s High Street compared with a house window. Commercial boarding usually needs more board, more fixings and sometimes security or anti-tamper fixings, so the boards are harder to remove from outside.

We’ll ask about the size and number of panels, whether the entrance needs to stay usable, and anything about access that affects the work.

Roof and skylight boarding

A broken skylight or a hole in a roof lets water straight into the building. These jobs depend more on access than any other. Height, roof pitch, whether the opening can be reached from inside, and what ladders the job needs all shape the visit and the quote.

Please don’t go onto a roof to look or take photographs. A photo from the ground, a window or inside the room below is plenty to start the conversation.

Vacant property security

Landlords, agents and owners of empty properties often need several windows and doors boarded at once, sometimes on more than one floor. We board the openings of void houses, flats and commercial units to keep the building closed up while it’s empty. Anti-tamper fixings are often worth discussing here because nobody is on site.

What every job includes

The service changes from job to job, but how we work stays the same:

  • A free, clear quote on the call, agreed before any work starts. Prices aren’t listed online because every opening is different. Our pricing page explains what affects the quote.
  • Arrival time worked out on the call from your postcode, at any hour, including nights, weekends and bank holidays.
  • A van carrying boarding stock and fixings.
  • Over 10 years’ experience, full insurance (certificate on request) and DBS-checked work.
  • Paperwork for your insurer: an itemised invoice, time-stamped before and after photographs, and a written statement of the work done. Your insurer decides what’s covered. Our insurance claims guide explains how to use these documents.

Boarding makes the property safe and secure for now. The glazing or door repair follows, and you can arrange it without pressure because the property is already secured.

If the damage was caused by a break-in, fire or storm, our situations guides cover the next steps for each. For fire, we can only secure openings once the fire service has handed the site back.
